Rates & Taxes
All rooms are double occupancy add $25 for each additional person sharing the room Rates do not include the required 10.3% state, local, sales and lodging tax. We accept Visa, Master Card, American Express, Personal Checks, Discover and Cash is appreciated.
Check-In Check-out Times
Check In is between 3 & 7 PM Check Out is around Noon. Please let us know if you need an early or late check-in. We usually can accommodate this, we just like to know so that we can plan when to walk the dog.
No Shows
No shows/No calls and early check outs will be billed for the entire reservation.
Children
Well, behaved, supervised children are welcome. We have a large selection of games and other distractions to keep them busy. We do ask that you let us know in advance if you plan on bringing young ones with you. The Magnolia room is the best choice for a family room. It has a King Bed and a matching twin with a hidden trundle bed. We charge $25 per night for each additional guest. Please note, unsupervised children will be given a cookie and a free kitten.
Pets
By special arrangement only. Our Pet fee is $25 per pet, per night. Pets should be crated when left in the room. We have a large crate available if you need one. We require guests leave us contact information in case your pet causes a disturbance during your absence. Dogs should be on leash or under control of the owner while on the property.
On-site pets include: A Bernie Doodle Puppy. We also have several barn cats who have adopted us; Sweet Pea, and Shadow.
Cancellation Policy
We understand that circumstances can change, and we’re here to accommodate you. If you need to cancel your reservation, simply let us know at least 14 days before your planned arrival, and we’ll release you from your obligation with just a $25 administrative fee.
However, if you cancel within 10 days of your scheduled visit, your credit card will be charged for the entire reservation. As a small upscale property, our limited number of guest rooms means that last-minute cancellations can impact our ability to rebook the room. Nonetheless, if we’re able to fill the vacancy, we’ll provide you with a gift certificate for the full amount of your reservation (minus the $25 administrative fee) to use for a future stay.
Please note that for Special Events, UVA Graduation, Whole House, and Murder Mystery Parties, a non-refundable deposit is required. Cancellations for these events must be made at least 30 days in advance to avoid additional charges.
No Smoking
Our house is smoke free please refrain from smoking inside the house or by the entrances.
Double Occupancy
All rates are double occupancy. Additional guests sharing the room will be charged $25 per person, per night. The Magnolia and Library rooms are the best choice for families. A roll-away bed is available and will fit in most of the rooms. If you are traveling with a group feel free to give us a call so that we can help you select the room that will best meet your needs.
Confirmations and Cancellations
Reservations require a valid credit card, Visa, Master Card or Discover American Express or with prepayment of check or cash. Multi room reservations require a deposit.
Cancellations with more than 14 days notice will be graciously accepted, a $25 administrative/cancellation fee will be charged to your credit card.
No shows and Cancellations of less than 14 days will be charged the entire balance due. Cancellations should be confirmed by phone. You will be sent a cancellation number via email.
Multi room reservations and some dates including UVA graduation and special events may require prepayment and have a 30 days cancellation requirement.
Payment
We accept Visa, Master Card, Discover, Cash and BBAV or BedandBreakfast.com gift certificates. We can only accept BedandBreakfast.com gift certificates, if they are valid for use at the Bed and Breakfast. We can not accept the BedandBreakfast.com on-line certificates that must be used when you make a reservation on-line.
Tax
Add 10.3% lodging tax to all rates.
Minimum Stay
We have a two night minimum of weekends during peak season, April – November and on holiday and Special Event weekends. We do sometime have single night rooms available due to cancellations and other circumstances. Please feel free to call
